Our impact on a high-rise residential in Luton.
When we were instructed as managing agent for a high-rise residential building of over 18 metres, we inherited a building in crisis: minimal handover funds, no functioning fire safety compliance, and none of the statutory "Golden Thread" documentation required by law.
Within 12 months, we've transformed it.
Starting from almost nothing
The previous managing agent left behind very little in the way of funds. For more than five months, we had to run the building while we got the finances and compliance back on track.
Bringing the building up to legal standard
As a high-rise building, it is subject to the Building Safety Regulator's strict requirements, including the Golden Thread of building safety information - a legal obligation the previous agent had never implemented. Our team built this from scratch, alongside a full overhaul of fire and life safety systems across the building.

Full fire door survey across flats and communal areas
Fire alarm repairs, servicing and weekly testing
AOV smoke ventilation repairs, servicing and monthly testing
Emergency lighting repairs, servicing and monthly testing
Updated Fire Risk Assessment and fire strategy, with recommendations implemented
Updated fire safety and evacuation plans in line with BSR requirements
Resolved fire safety defects flagged by the local fire service
Secure Information Box (SIB) installed with correct documentation
Full BSR registration brought up to date

Golden Thread of building information implemented for the first time
Gas safety, legionella risk assessment, PAT testing and structural survey all completed
Building systems
Boiler plant and HIU servicing across every property
Water booster pump maintenance and water tank cleaning
Ongoing repairs and general maintenance throughout the building
Security & presentation
New CCTV, bin store intercom and car park management system
Weekly cleaning and deep-cleaned bin stores
Updated wayfinding signage throughout
Smarter billing
Introduced accurate, consumption-based billing, replacing the previous flat, per-square-foot charging model
Switched communal electricity and gas suppliers
Resident engagement
Launched a resident engagement strategy
Set up a leaseholder WhatsApp group, with our team responding to queries almost around the clock
The result
In under a year, we took a building with no compliance framework, minimal funds, and significant fire safety risk, and brought it into full alignment with Building Safety Regulator requirements - while keeping residents informed and engaged every step of the way.
There's more to do. Our plans for the year ahead include fire door and compartmentation works, roof and balcony repairs, and further improvements to the heat network and car park - and we'll keep our residents updated as we go.
